Replace or Repair?
This is the first question worth answering, and it is usually settled by the age of the tank rather than the symptom. A thermostat, a heating element, a gas control valve or a thermocouple are all repairs, and on a unit that still has years left they are worth doing. A tank that is leaking from the shell is not a repair at any price: once the glass lining fails and the steel is rusting through, the only fix is a new heater.

Sizing a Replacement for a Brentwood House

Most straightforward replacements are a same-day job. What stretches it is access: a heater in a tight closet, up in an attic, or in a crawlspace takes longer to get out than one standing in a garage.

How long does a water heater replacement take?
A like-for-like swap in an accessible spot is usually a few hours and you have hot water again the same day. Attic and crawlspace units, or a change in fuel type or location, take longer.
What size water heater does my house need?
It depends on bathrooms, fixture count and how much of the demand overlaps. We size on first-hour rating rather than tank gallons, because a smaller tank that recovers quickly can outperform a bigger one that does not.
Does a new water heater need a permit?
In most cases yes, and we handle it. A permitted install gets inspected, which is the only independent confirmation the gas, venting and relief piping were done correctly.
Why does my relief valve keep dripping?
Usually a closed system with no thermal expansion tank, or a failed one. Water expands as it heats and has nowhere to go, so pressure lifts the relief valve. It is a cheap fix and it is not the valve’s fault.
Will hard water shorten the life of a new heater?
Yes. Nashville water runs over 100 mg/L hard and scale settles in the bottom of the tank. Flushing it annually helps, and a softener or salt-free conditioner helps more.
