A Dripping Faucet Is Usually a Cartridge

Most drips are one worn part inside the faucet rather than a faucet that has come to the end of its life. On a modern single-handle mixer that part is the cartridge, and swapping it is a short visit. On older two- and three-handle taps it is usually the stem washers or seats. Either way the fixture stays where it is and the bill is small.

Replacing makes more sense when parts are no longer available for the model, when the body itself is corroded, or when the finish has gone and you were going to change it anyway. We carry cartridges for the common brands, so on a lot of calls the repair happens on the first visit rather than after an order.

Three-handle shower valves are the one case where we usually lean toward replacement. They can often be repaired, but parts are getting scarce and the valve is behind a wall, so doing it twice is expensive in a way a kitchen faucet is not.

Kitchen Faucets and Sinks

We install kitchen faucets, sinks, and the drain work underneath, whether that is a straight swap or part of a remodel. A new sink usually means new tubular drains, a new supply setup, and often a disposal at the same time, which is easier done in one visit than three.

Worth checking before you buy: how many holes your sink or countertop has, whether the new faucet needs a deck plate to cover the spares, and whether a pull-down sprayer will actually clear the window behind the sink. We would rather sort that out beforehand than discover it with the old faucet already off.

Bathroom Vanities and Bar Sinks

Vanity work is the same set of connections in a smaller space. We fit the vanity, the faucet, the tubular drain and the stops, and check the shutoffs while we are under there, because a twenty-year-old stop that will not close is a problem you want to find on our visit rather than during your next leak.

Wet bar and prep sinks are worth mentioning when you book. They are small jobs but they often sit a long way from the existing plumbing, and that changes what the work involves.

Outdoor Spigots and Yard Hydrants

Outside taps get overlooked until one splits over winter. We replace hose bibs, fit frost-proof sillcocks, and install farm-style yard hydrants where you need water a long way from the house, which is what we put in on a recent Brentwood job. If an outdoor tap dripped all last summer, it is worth dealing with before the first freeze rather than after it.
